CRAIG HUGHES formed HUGHES COMMERCIAL Real Estate and Development, LLC on January 4, 2010, a full service licensed real estate brokerage and development company. Our focus is Site Selection, Industrial Land Development and Build-to-Suit Development Services for our clients with a specialty in the design and development of robust industrial facilities including heavy manufacturing, food production, rail and crane served buildings. Mr. Hughes possesses more than 37 years of industrial real estate experience.
Hughes Commercial is actively designing and developing three industrial parks; Camp Howze Industrial Rail Park, Corsicana I-45 Industrial Park and Hillsboro Rail Park.

Camp Howze Industrial Rail Park is a 489-acre BNSF Railway Company rail served development in Gainesville, Texas located one mile west of Interstate 35 three miles north of Highway 82 approximately 60 miles north of Dallas. The Park is Master Planned with all utilities to the site. It is shovel ready and can accommodate industrial Build-to-Suits from as small as 50,000 SF up to 1,000,000 SF both rail and non-rail served facilities.
Corsicana I-45 Industrial Park is a shovel ready 160-acre industrial park with fantastic visibility on Interstate 45 at the SWC of I-45 and the newly opened Highway 31 Bypass. The Park can accommodate Build-to-Suits from 100,000 SF up to 1,000,000 SF. Hughes Commercial broke ground in October 2021, on a 370,320 SF Build to Suit for a light manufacturing and distribution client, Corsicana Mattress Company, in Building 4 with a completion date in April 2023. As part of the development, Hughes Commercial constructed Park infrastructure including a 200,000 gallon above ground water tank that would provide all buildings in the Park with the water volume and pressure to service a very robust ESFR fire protection system, a regional detention pond that will serve approximately 85% of the Park as well as interior Park roadways.
Hillsboro Rail Park is an 80-acre Union Pacific Rail served site in Hillsboro, Texas located on Interstate 35 one exit south of where I-35W from Ft. Worth and I-35E from Dallas region near the northern Hillsboro City Limits. In December 2021 Hughes Commercial completed a 418,528 SF rail served Build-to-Suit for Johns Manville Roofing Products Division - Berkshire Hathaway company on 35-acres. Hughes Commercial will develop a second approximately 375,000 SF rail served facility on 25-acres for an Johns Manville beginning in the summer of 2024 and has 18 acres of industrial rail served land remaining for development.
Experience
Hughes Commercial’s first development project as a Company was a build-to-suit for the Music Institute of North Texas in Frisco, Texas. Ground-breaking on this 4,550 square foot facility occurred in January 2010 and the state-of-the-art designed music school was completed in July 2010.
In 2012 Mr. Hughes represented Sabre Industries, Inc. on a multi-state site selection search for his second $20 million, Build-to-Suit, steel fabrication and manufacturing plant for their power transmission pole division. Settling on Sioux City, Iowa, Mr. Hughes negotiated a comprehensive economic incentive package with the State of Iowa and the City of Sioux City to provide for 150 acres of land and other incentives for the construction of a 300,000 SF, multi-building manufacturing campus. Breaking ground on June 6, 2012, Mr. Hughes was integrally involved with all aspects of the development including the design of the facility, selection of the construction Team, entitlement of the land, oversight and coordination of the development process and communication with management and management’s counsel. The development was completed in the third quarter of 2013.
In 2021 Hughes Commercial designed and developed a 418,528 SF Union Pacific rail served, Build-to-Suit, light manufacturing facility on 35 acres of land for Johns Manville Roofing Products Division – a Berkshire Hathaway owned company. Breaking ground in October 2020, Mr. Hughes was integrally involved with all aspects of the development including the design of the facility, selection of the construction Team, entitlement of the land, coordination with UPRR, oversight and coordination of the development process and communication with management and management’s counsel. The development was completed in December 2021.
As of May 2025, Mr. Hughes has represented various tenants and landlords in 385 real estate transactions totaling 13.5 million square feet and over $400 million in consideration including the purchase and sale of over 4,000 acres of industrial land and the design and development of over 4.5 million square feet of industrial and retail developments.
Current development projects include a 10,640 square foot build-to-suit retail facility for Dollar General in Kennedale, Texas, a 9,860 SF Medical Office building for an OB/GYM in Plano, Texas, a 12,500 SF spec retail facility in Kennedale, Texas and a Master Planned retail development in Celina including the Off the Rails Ice House and Beer Garden and an 18,000 SF gymnastics facility.
Prior to forming his own real estate company, Craig Hughes served as Director with Cushman & Wakefield of Texas, Inc.’s (C&W) Industrial Brokerage Services Group, specializing in the development, leasing, and sales of industrial real estate properties, representing both landlords and tenants.
During his tenure with C&W, Mr. Hughes was integrally involved in over $100 million of industrial development projects including a build to suit for Sikorsky Aircraft Corporation in DFW Airport, Texas ($13 million – 2008), a two phase build to suit for Sabre Industries, Inc. in Alvarado, Texas ($15 million – Phase I 2007 and $15 million – Phase II 2008), two speculative developments for Bandera Ventures / Crow Holdings in DFW Airport ($14 million – 2004 and $10 million in 2005), a speculative development for USAA in Wilmer, Texas ($18 million – 2007), a speculative development for Crow Holdings Industrial in Grand Prairie, Texas ($14 million) among other smaller development projects around the Metroplex.
Prior to joining C&W in 2003, Mr. Hughes began his real estate career in 1987 with Trammell Crow Company, where he oversaw a portfolio of 33 million square feet of industrial real estate. After being promoted to Division Controller, Mr. Hughes was responsible for all aspects of accounting and finance for the Dallas Industrial Division including preparing industrial development budgets, joint venture partnership accounting, construction accounting and other industrial development related services. In 1994, he worked as a consultant for the Trammell Crow family assisting in the management of various investments held by the family including commercial real estate, hotel development and management, farming, and the financing of the Lone Star Park racetrack.
Mr. Hughes earned a Bachelor of Business Administration in accounting from Texas A&M University, and successfully completed the requirements for CPA certification. Prior to beginning his real estate career, Mr. Hughes was an Senior Auditor in Coopers & Lybrand’s Dallas office.
Mr. Hughes has earned numerous industry awards over the course of his real estate career. In 2004, Mr. Hughes was finalist for the Dallas Business Journal’s Best Headquarters/Campus Move for the Daikin A/C Headquarters relocation in Carrollton, Texas. Mr. Hughes is a perennial a Dallas Business Journal Heavy Hitter and CoStar Power Broker. In 2008 Mr. Hughes was a Cushman & Wakefield Dallas Office Top 10 Producer and a Cushman & Wakefield Top 50 National Industrial Producer. Mr. Hughes was involved with the design and development of a $26 million pet food manufacturing operation in Abilene, Texas winning the TEDC Incentive Deal of the Year for Communities with populations over 100,000 in 2016. Mr. Hughes conducted a 12-state site search, incentives negotiations, and financing assignment for a $44 million sausage manufacturing facility development in Union City, Tennessee for Williams Sausage Company winning the NMTC Deal of the Year for 2017. In 2018, Mr. Hughes was involved with the design and development of a steel pipe manufacturing operation in Paris, Texas winning the TEDC Incentive Deal of the Year for Communities with populations between 20,000 and 50,000 for the American Spiral Weld Pile development. In 2019, Mr. Hughes was involved with the design and development of a roofing products manufacturing operation in Hillsboro, Texas winning the TEDC Incentive Deal of the Year for Communities with populations between under 10,000 for the Johns Manville development.
Mr. Hughes is a long-time member of the St. Andrew’s United Methodist Church of Plano, Texas and a member of the North Texas Commercial Association of Realtors. Mr. Hughes was active in the Boy Scouts of America serving as Assistant Scoutmaster for Troop 999 in Plano, Texas as the High Adventure Trek Advisor.
