In 2007 Mr. Hughes, Director with Cushman & Wakefield, was hired by Corinthian Capital, the parent company of Sabre Industries, Inc., for a site selection and development assignment for the design, construction and development of a state-of-the-art steel fabrication plant campus in Alvarado, Texas. The new Build to Suit facility was completed in phases over a three-year period from 2008 through 2010 and consisted of six (6) building structures totaling 300,748 square feet situated on 64.5 acres of land located at 8635 E. Highway 67, Alvarado, (Johnson County), Texas. The development is located on the north side of US Highway 67 approximately 2.5 miles east of Interstate 35W (the NAFTA Highway).

The development included a main office building totaling approximately 23,380 square foot. It is a two story pre-engineered steel structure with a brick and stone exterior and will serve as the regional offices for the monopole division. The fabrication building is a 260 foot wide and 600 foot deep engineered steel structure comprising approximately 156,000 square foot of space for the fabrication of steel monopoles for the wireless and power utility industries. The fabrication building features thirteen (13) 15 ton top running overhead rail cranes and five (5) 10 ton top running overhead cranes servicing the facility. The facility has an approximately 12,125 square foot plant office and secured tool room. The development was designed with a stand-alone, 16,053 square foot, paint and preparation facility and 5,000 square foot maintenance building.
Mr. Hughes represented the Sabre Communications Corporation is the site selection of 146.97 acres of land in Alvarado, Texas from two sellers. Mr. Hughes was responsible for all aspects of the subsequent design, pricing, construction and development of this state of the art facility. In addition, Mr. Hughes was instrumental in securing economic incentives for the client including tax abatements from the City of Alvarado, Alvarado ISD and Johnson County. He was also successful in securing a $750,000 grant from the State of Texas Capital Infrastructure Fund and an over $800,000 new employee training grant from the State of Texas Enterprise Fund.
