Craig Hughes, Director with Cushman & Wakefield of Texas, Inc. represented IW3 Partners in the design, construction and lease of a state of the office and distribution facility, I-45 Tradeport I, to Ozburn-Hessey Logistics, LLC for their Arch Chemical account. The speculative warehouse was completed in 2008 and consists of a 32′ clear height, 520,000 square foot, 520′ cross dock distribution facility with 107 dock high doors and 102 trailer storage positions with the ability to add 64 more trailer storage positions. The development is situated on approximately 30.48 acres of land in Wilmer, Texas. The development is located within Foreign Trade Zone #39. The Property features a 45-mil TPO roof, clearstory windows and heavy power. As a part of the lease with Ozburn-Hessey Logistics, the landlord constructed an additional 50,000 square foot H-3 Occupancy building adjacent to the main building.

I-45 Tradeport I was a development of Jones Development Company and was sold to USAA Real Estate in 2009. The development is located at 101 Sunridge Blvd., Wilmer, Texas in the master planned Sunridge Business Park. Ann Huntington with CBRE, represented Ozburn-Hessey Logistics.
